Cottage settlement

To the Onegins for tea

We create special places
Serving as an example of taste for centuries
The uniqueness, style and beauty of the project Will serve as the basis for longevity for residents

A team of professionals set out to create the best cottage community in the Rostov region. Our approach was based on a study by Harvard University, which found that people who formed fulfilling social connections lived longer, healthier, and overall happier lives. We filled the space with a wide variety of activities and intentionally spread them throughout the territory to encourage residents of all ages to move around the community and engage in new interactions. The core idea of the project is a space designed for connection and happiness — the kind you see in movies and literature.

General Plan

The master plan of the cottage village “to Onegins for tea” harmoniously combines beauty and efficiency. On the one hand, the elegant lines of buildings organically fit into the natural landscape, creating picturesque views. On the other hand, recreational areas promote social interaction and active communication. This is how ingenious minds create ingenious places.

About the houses

Together with the architectural firm AB MasterPlan, based on research, we designed three single-storey houses of different sizes in three colors each: 120 m2, 150 m2 and 180 m2. The clients now have a choice of nine solutions to choose from for the life of a family of 2 to 7 people.

House 120 m2

House 150 м2

1. The location is part of the Silver Horseshoe of the Don tourist route

2. The village is logistically conveniently located and continues to develop infrastructure for living and tourism

3. Perhaps, this is the most popular destination in the Rostov region in the segment of elite development

4. Near the river Don. You can swim, you can fish and you can moor your yacht

5. To the center of Rostov-on-Don 40 min by car. Near school, kindergarten, restaurant, museums, temple

6. Due to archaeological constraints, few places to build. Little land - higher value
